Opinions are the same as Harley's, lots out there and none worth much. So I'll give you my worthless one. Have you looked arond a lot? Here:

There is one listed there and perhaps the one you are looking at. I've been looking for a long time and hope to have found one, a DB. I once read that if you buy a Bimota you should not expect to make money on it. That said I saw how much the bike I'm interested in was selling for and have found people trying to sell one for what it was worth new.

If you look around you'll find prices all over the world are about the same, so expect no bargins. I think you have the best chance to make a deal on a new old stock one, as perhaps the dealer thinks it is time to recoup some of the money. If you go with cash then they know you are serious and will not like the idea of you walking away. The more time you spend with a sales person the more time he has invested with you. They also may think you are more serious then. How many people are looking for an 06 SB8? To me that would also seem like a customer I don't want to have leave. If you can find a sales guy who will talk to you then perhaps you can get an idea of what cost the bike was to the dealer and how much the 1st offer should be. I would ask the question of how much other SB8 owners paid for their bikes.
